Alternate Premium Plus incentive: *Either* Commercial Belli *or* equivalent extra bonus tier

The new Commercial Bellisseria shops are very attractive to prospective Premium Plus subscribers, but because they come with no fee nor tier impact, they will be demanded by every single Premium Plus subscriber willing want to "play merchant" in exchange for a 2048 m² parcel they otherwise wouldn't have at all.
This will use a lot of resources, and also dilute the value of parcels for more intentional SL merchants who might otherwise enjoy being part of a fledgling geographic community of Belli shopkeepers.
At the same time, there's a whole lot of empty Mainland, with more than a few of those prospective Premium Plus subscribers who might well prefer taking on an additional 2048 m² bonus tier (in addition to their current 2048 which they can spend on a combination of Linden Home and/or Mainland).
I believe the mechanism for offering this alternative should be pretty simple, and undoubtedly more cost-effective than adding sufficient Commercial regions to meet demand to the satisfaction level expected of any "premium" service.

Hello Qie! Thanks for the interesting idea. We are closely monitoring this new program's performance and effectiveness.
The purpose of Linden Homes Commercial is to provide an opportunity for Premium Plus Residents of Second Life to quickly own a business and belong to a community of businesses. The covenant information has more complete information about using your store parcel. You may find the covenant in the About Land panel under the Covenant tab.
We are planning to release additional regions in this program periodically, and understand that demand may frequently be higher than available supply. We apologize for any inconvenience you may be facing due to the limited availability of these parcels.
We understand that this new program has experienced some technical difficulties, which may have hampered parcel availability and the opening of the commercial regions. This is a very new venture for us, and some bugs are to be expected.
Additionally, we will communicate when changes to any of our products may be occurring.
Please continue to provide your feedback about Linden Home Commercial properties. As this is a new program, we absolutely do want your feedback, so that we may improve.

PP shop was a perk per paying memberships. It has it's merits and it's pitfalls.
As some have said in other threads, large established store Vs small stores Vs those wanting to have a try at becoming a creator Vs fill it gatchas and affiliates. They all qualify.
But, if there is empty spaces on the mainland, they should be utilised, that makes sense.
Alternative idea for those not wanting or able to get stores, why not off a smalle second home perk. Even land on the empty mainland.
Either way empty homes or land gets used up.
More would sign up for PP for the perk of a second home perk on a single account. Shop perk proves 2 Linden parcels work per account.
To be fair, perks should be given to all paid memberships, reflective of their plan. Maybe Market stalls on the mainland for plus accounts, smaller shop/land/ home for Premium. They all contribute as well as PP.

I agree it should incur in tier.
But I don’t’ think it should be limited to premium plus, but to any user that can afford the tier, either by paying it directly or by their premium/plus allowance. Some Premium/Plus residents may not need want a Linden Home at all.

At present, commercial parcels can be claimed by Premium Plus residents without incurring any tier charge. IMHO, this is a moral hazard. It creates an expectation that all Premium Plus subscribers are "owed" a commercial parcel as a perk. When Patch Linden announced commercial parcels at SL22B, he implied that they would require tier. What happened?
On a related issue, 1024 sqm parcels are too big for some merchants. Why not also offer 512s or even 256s?

Oopsy. I never actually made it onto one of the Commercial regions before they were taken offline, and now I've been advised that the Belli store parcels are actually 1024 m², not 2048 m², so the "equivalent" added tier alternative might reasonably be 1024 m² as well. (It's a bit arbitrary, now that I think about it, but I'd intended it to match sizes to be notionally equivalent.)

I tend to agree that giving away these parcels tier-free will encourage non-merchants to claim them, furnish them with low-value gacha items and/or affiliate vendors to avoid them being reclaimed, and use the majority of the prims for a a bonus skybox.
And they'd be absolutely justified in doing so. We all pay the same subscription, why should shopkeepers get an extra 1024 and the rest of us nothing?
