Closed-Homesteads / Re-explore Open Spaces in a new way

Now that Sims are running on Aws and that Homesteads are available to Premium Plus members, it would be cool to re-explore a "smaller" version once again.
Many people are getting (or considering to get) Homesteads purely for private use, with friends, their partners or to build something while also having more space but with not a lot of usage.
The idea would be to offer a new type of Homestead which can not be made public (Pretty much locking that toggle in the estate settings) but are rather bound to whitelisting by avatar or group to be able to enter them.
To differ them even more from normal Homesteads, avatar limits could also be reduced to 10 just like with Open Spaces. Maybe drop prims from 5k to 2.5k if really necessary.
Obviously, rules for those type of sims would also be similar to Homesteads and Open Spaces. Low usage, no commercial stuff, one per person only, etc.
It would be cool to have those offered for like $49 or half the price of a normal Homestead to Sim owners and Premium Plus subscribers. Quite sure many would consider getting one of those :)

It's a thought-provoking concept.
I've heard Brad at one time say something to the effect of he wants to offer something that costs us 7, they value at 10, and we charge them 8. (These numbers aren't actual prices of anything. It's just a hypothetical example.)
What you are saying is there is a market out there saying "I don't need 10. I'd be happy with 6 and I'd pay 6 for 6." That could be entirely possible assuming what was done to knock down that value to 6 also knocks down the cost. Then the Lab could say "They value this at 6, it actually costs us 4, we're going to charge them 5." Everybody wins.
But that is only if the assumption that reduced value to you corresponds to reduced cost to the Lab is true. If the reality is those restrictions reduces the value to 6, but the cost is still 7, then you can see why it is not possible... and I think that is likely the case here.
Keep in mind people who want a region like that (not open to the public, max agent limit of 10, don't really need all 5000LI...) can already have that with a Homestead by setting it that way at the estate level... just not at a lower price point.
I am going to mark this as tracked though... simply because this is the sort of feedback than can be of great interest in gauging what people want and are looking for.
